Buyers Guide

There are many reasons to consider purchasing a new home. The most obvious reason is to "step up" from your current home. This is certainly an emotionally uplifting experience, but there are many financial benefits to consider as well. In the United States, the most common way to accumulate real wealth is through home and property ownership. As a general rule, homes appreciate roughly four or five percent a year. Of course, this varies from year to year and is largely dependant upon location. While there are other investment avenues available, (and even some with potentially higher investment returns) there are several factors that set real estate apart from them. The most obvious is the fact that you can live in the home or rent your property. Another important thing to consider is that property taxes and mortgage interest are both tax deductible. So in essence, the government will subsidize your investment.

Assuming that your personal life is stable, and you have the financial recourses, there are very few legitimate reasons to delay purchasing a new home. By delaying, you may be missing out on thousands of dollars in appreciation. If you feel you are ready to invest in a new home, here are some helpful tips to consider.

Pay attention to when the property was listed. Generally, the longer a home has been on the market, the more flexible the seller will be.

A home that is positioned to take advantage of natural shade and sunlight will cost less to heat and cool.

Carefully study floor plans. Drastic changes to room layout can be quite costly.

If you plan to resell soon, avoid houses that are "unusual" in appearance.

Pay attention to the home's school district. Even if it does not matter to you, it may matter to a potential buyer in the future.

Give some consideration to the size of the lot. This may have an impact on any future expansion.

Inspect a home's foundation. Foundation repair can be very expensive.

Wood floors give homes a warmth that is attractive to many buyers and should considered an asset.

The roof of a home has a big impact on the overall aesthetic quality of the home. Make sure the roof is in good condition and is complementary to the overall design of the house.
