| The smartest thing you can do when it
comes to selling your property is to get a realtor. A
realtor's job is more than just to put a nice "for sale"
sign in your yard. His or her primary function is to market
your home to as many qualified buyers as possible.
Another aspect of selling a house
is dealing with your emotions. You have probably grown
attached to your property and consider it "home." You have
to be able to remove yourself from this line of thinking and
view selling your house as a business matter and not an
emotional one.
Once those issues are dealt with, the
next step is to get your home ready to present to potential
buyers:

|
Put away photos, trophies, knick-knacks and souvenirs. You
want the buyer to imagine their family living in this home, not
yours.
Clean all surfaces. Dust and dirt makes a buyer wonder if you
have taken good care of your property.
Make your home available for show anytime. Scheduling an appointment
to view your property is inconvenient to buyers and agents.
Leave or make yourself invisible when your property is being shown. Potential buyers may feel as if
they are intruding if they see the current owner moving about the
house.
Insure that the lawn is well manicured.
